Tanking a basement dark room, Nottingham

Damptec Systems Ltd have recently installed an internal waterproofing system inside a basement dark room for our client who runs a photograpy charity.

We recommended installing a cavity drain membrane system on the ground floor walls and floor.  Any water ingress would fall into a maintainable channel and be managed out of the property via gravity.

The design and installation complies with BS 8102 BS: 8102 2022 “Code of Practice For protection of below ground structures against water from the ground: 2022”. Type C (drained protection) allows water to enter into the building as it would normally, therefore not changing the dynamics of the structure. It is commonly called a cavity drain system.

Proposal and Specification

Our waterproofing system included:

Pumps

Newton Titan-Pro pump system designed to collect ground water.

Drainage

The effectiveness of the waterproofing system is dependent upon discharging free water before pressure can build up behind the system. The system drains into the sump chamber.

Wall Cavity Drain Membrane

Walls:  8mm cavity drain membrane was mechanically fixed to all walls (floor to ceiling).

Newton CDM Condensation Strip

We included condensation strip to collect any condensation that may arise on the face of the waterproofing membrane.

Waterproofing the Concrete Slab

We installed a bund at the entrance.

Closed-cell thermal waterproof insulation board

Newton Fibran XPS 500-C was placed below the Newton flooring membrane as a fully drained supporting spacer.

Floor Membrane

We installed (8mm) floor membrane over the insulation board in conjunction with cornerstrip.

On completion our client got in touch to say: “Thanks so much to Carl and the lads on the job for doing such excellent work.”  D. Wheeler, 27th January 2026
