Failing basement tanking system due to silt build-up – Sheffield

A landlord from Sheffield contacted us.  Free water had entered the basement at his property in north Sheffield.  We noted already in place a cavity drain membrane on the walls and 8mm membrane on the concrete slab.

However the system had failed as a result of a build-up of silt in the channels due in turn to lack of maintenance of the pump.

We carried out remedial treatment which included:

  • Removal of the 8mm floor membrane
  • Removal of the original perimeter drainage channel, cleaning and reinstalling it
  • Cutting a chase on the stairs wall
  • Cleaning the lower section of the original 8mm wall membrane
  • Cleaning the concrete floor
  • Installing new 8mm Newton 508 eco floor membrane over the concrete slab tied into the existing cavity drain wall membrane
  • Carrying out a flood test.

Luckily we were able to reuse parts of the waterproofing system already in place once these had been thoroughly cleaned.

Further recommendations:

It is important that any sump/pump system and channel is maintained to avoid similar issues with silt build-up in future.

Our client was delighted with the speed we carried out the repairs and gave us the following feedback:

Please could you pass on my thanks to Carl and your guys for dropping onto it so quickly and efficiently? A Rolls Royce service!” M. Lomas, Sheffield
